Positioned on the western shores of Lough Boderg a large harbour and a separate slip-way provide easy boat access direct onto the lake. Lough Boderg, a substantial lake of some 3,000 acres or 1,200 hectares on the River Shannon, affords good boating and fishing. Lough Boderg is noted for Bream and holds good quality Rudd, Roach and Perch. Together with Lough Tap to its North and Lough Bofin to its South, Lough Boderg forms the centrepiece of a chain of large, varied and navigable waters that are a key part of the renowned Shannon
Navigation, the River Shannon being 224 miles or 360 km long and largely navigable along its length. The North Shannon Yacht Club is based on Lough Boderg.

Annagh Cottage pleasantly overlooks the harbour and comprises some c.1636 square feet or c.152 square metres of accommodation, which includes a large open plan living room, a kitchen, games room, 2 bedrooms and a bathroom. It has a great period character with a large open fireplace and timber panelled ceilings and tremendous lake views. Facing southeast the cottage overlooks the private harbour and onward to Lough Boderg itself.

Annagh Lodge is positioned a little further back from the lake nearby to the top of the boat slip-way. Built in circa 1995 the dormer bungalow style the lodge comprises some c.1582 square feet or c.147 square metres of accommodation and includes a large living room with a kitchen area, 3 bedrooms and a bathroom and has a separate guest or staff apartment. It also enjoys a large detached garage. Being privately positioned within some 8.35 acres or 3.4 hectares "Annagh" provides a great sense of tranquility within both houses and great amenity for pleasure walks and such like within the grounds, which are partly in lawn and partly in grazing pasture. The lands are interspersed with trees and mature hedgerows, which provide an added sense of calm and provide added privacy. Whilst being sold together the layout of the lands and position of the house could easily accommodate division into 2 smaller holdings, each with a house and each with access to the lake.
Each house has independent water supplies, heating systems, electricity supply and foul drainage systems but currently share an entrance from the public road.

The quaint village of Kilmore is just 2.4km from Annagh. The scenic villages of Jamestown & Drumsna (both on the river) are between 10 and 15 minutes driving distance away. Rooskey and the N4 (Dublin to Sligo trunk road) is equally close. In 1925 it is noted that Drumsna village comprised just 35 houses, with 5 being licensed to sell alcohol.

The larger town of Carrick-on-Shannon is 8.3 miles or 13.4 km?s away and just under a 20 minute drive and offers a wider range of shopping and amenities. The rowing club in Carrick-on-Shannon was founded in 1836 and is the oldest in Ireland, and among the oldest in the World. An Arts Centre, within an old 19th century courthouse building, has a theatre, art galleries, artists? studios, a coffee shop and theatre bar.

The towns of Strokestown and Longford are, respectively, about 20 minutes and 28 minutes driving distance. Sligo city is less than an hour?s drive away.

Whilst the water enthusiast is well catered for with boating, sailing and fishing directly accessible on Lough Boderg and its linked lakes and the River Shannon generally there is good golfing available locally, with the Carrick-on-Shannon Golf Club, Boyle Golf Club and Strokestown Golf Club all accessible within less than a 30 minute drive of Annagh Cottage and Lodge. Rosses Point Beach, a popular seaside resort nearby to Sligo city, is about a 1 hour drive away. Lough Rynn Castle Hotel is about a 30 minute drive away.
